Frequently Asked Questions

  • Yes. If you are selling or renting out a domestic property in Carlisle or the surrounding Cumbria area, a valid Energy Performance Certificate (EPC) is a legal requirement. It must be available as soon as the property is marketed.

  • For a standard terraced or semi-detached home in Carlisle, the onsite survey typically takes 40 to 60 minutes. Larger or older Cumbrian sandstone properties may take slightly longer. Whatever the size of your property your certificate will be ready by 1pm the next day.

  • Our prices start from £99 for properties up to 200m2, £149 for up to 300m2 & £249 for up to 500m2. Over 500m2 and you’ll have to call for a quote. Booking directly with a local Carlisle-based assessor is often cheaper than going through a national panel or estate agent, as you avoid "middleman" booking fees and extra travel costs.

  • Yes. All our assessors are fully accredited, insured, and listed on the Government’s EPC Register. We provide professional identification upon arrival at your Carlisle property.

  • To ensure the most accurate (and highest) rating:

    • Ensure the assessor has access to the loft and any meters.

    • Have documentation ready for any recent upgrades (e.g., double glazing certificates or FENSA records, boiler service logs, or insulation invoices).

    • If you have solar panels, please have the MCS certificate available.

    • Please note, if we can’t access the heating system then we can’t complete the survey.

  • We provide EPC surveys in Carlisle and the surrounding areas. Covering CA1 to CA8 and also DG16. We can still provide an EPC outside of these postcodes but there may be a travel surcharge - call us for a quote.
